Hurricane Damage Responsibilities

Dear Owners,
Your Board of Directors has been in discussion with our legal counsel to identify the Association responsibilities vs. the owner’s responsibilities due to the Hurricane damage. Please see below on the information we received:
Owner Responsibility
- Wall Coverings – paneling, wall paper, paint, texturing, tiles, etc.
- Floor coverings
- Interior walls and partitions
- Cabinets
- Equipment and Appliances
- Heating & AC equipment within & outside the unit
- Ducts, pipes, wiring, controls and other apparatus servicing only that unit both inside and outside the unit
- Garage and storage room doors
- Windows & screens
- Sliding glass doors
- Exterior awnings if applicable
- Storm shutters
- Furniture and all other unit contents
Association Responsibility
- Drywall
- Attic components (trusses) & insulation
- Exterior of building
Therefore, if you have interior drywall issues, we need to hear from you as soon as possible. Once we hear from you, we will add you to our list of reimbursements. You will need to tell your vendor that they must itemize the invoice, as the association will only reimburse for the installation of the drywall. We will not reimburse for any painting, texturing or any other surface repairs.
Also, we need to make sure that the Association has access to your unit. Please make sure you have provided the Association keys to your unit for emergency purposes.
